Senior Property Manager
The incumbent is responsible for the management of a diverse portfolio of real estate assets held in a wide variety of fiduciary accounts. The Senior Property Manager must have the ability to develop strategies, recommendations for individual real estate assets and effectively communicate with portfolio managers, clients and external stakeholders. The Senior Property Manger is expected to fill a leadership role amongst the team and assist with the most complex and sensitive client accounts. Responsible for maintaining data integrity of the property history files (correspondence, financial reports, responses to internal and external inquiries, administrative, leases, documentation, insurance) for a minimum of 50+(?) clients simultaneously in compliance with all bank policies & procedures, and all external OCC regulatory compliance requirements; monthly and annual compliance, regulatory deadlines for annual reviews, property inspections and triennial appraisals. The Senior Property Manager will be entrusted with the most sensitive and complex client relationships and expected to provide unparalleled service. Excellent oral and written communication skills. Provide articulate, reasoned and concise communication with portfolio managers, clients, attorneys, brokers, contractors, third-party managers and other vendors/service providers. The ability to perform efficiently and accurately under pressure to meet critical deadlines and to be able to prioritize activities with minimal supervision. As a Senior Property Manager, must be able to effectively assist junior members of the team. Engage and manage third party vendors (property managers, brokers, attorney, architects, consultants, etc.) and capital projects. Must ensure that all vendors are appropriately insured and licensed per state and internal/OCC guidelines. Provide complete management services for multiple renovations, new construction, modification and repair projects simultaneously from inception through project completion (overview of architectural plans and specifications, permitting, construction and occupancy). Must be skilled in negotiating purchases/sales, appraisal techniques and requirements, leasing trends, tenant selection, market analysis and title issues. Provide expert advice and counsel on these issues within the context of a fiduciary environment. Must be able to provide a clear risk assessment to the Bank and corresponding Trust prior to acceptance of real estate assets or execution of legal documents. Must possess a broad understanding of trust and estate documentation. Essential to apply fiduciary administration principles to all real estate management situations. Management of each real estate asset is dependent upon their unique governing document.
7-10 years experience in the real estate industry, including 5-7 years of both sales and property management experience. 5-7 years experience working in an investment management and fiduciary environment. Real Estate Salespersons or Brokers license preferred. Bachelor's Degree or equivalent required. Advanced course work/degrees, Trust School or professional designation desired such as a CPM.
